Center City District and the Central Philadelphia Development Corporation (CPDC) track real estate development projects from Fairmount Avenue to Washington Avenue, river to river. This round up of real estate construction news features projects that are completed, under construction, or proposed as of June 2024. Last quarter, residential development continued to be strong. These projects contribute to the population growth of Center City. In addition, projects such as Chubb’s Headquarters and 2300 Market are well underway and contribute to Center City’s robust employment offerings. The Noble
📍 200 Spring Garden Street

The Noble welcomed its first residents in May. Featuring 360 apartments, the building’s amenities include a flagship two-story City Fitness with a heated outdoor pool available to residents and gym members, contributing to the fast-growing population on the east side of Spring Garden Street. On June 27, National Real Estate celebrated the grand opening of the building!

The Josephine

The Josephine, a 27-story apartment building with 254 units that was developed by Southern Land Company, will be welcoming its first residents this summer. This project is located at 16th and Sansom Street, a block away from Southern Land Company’s newly completed The Laurel. The ground floor is leased to Boqueria, a New York City based tapas restaurant, and there is also availability for an additional restaurant or retailer on the second floor.

The Honickman Center

Jefferson Health opened the Honickman Center, a new specialty care center, at the corner of 11th and Chestnut streets. This building is a part of the East Market neighborhood by National Real Estate Development and includes examination rooms, operating rooms, imaging and lab services, a pharmacy, and underground parking, capped with a rooftop garden. With this new addition, Jefferson Health hopes to centralize their patients’ experience.
Jessup House

Located in the heart of Center City at 12th and Sansom, Jessup House has reached a milestone as the building is 50% leased by six months! The project was completed in Q4 of 2023 and added nearly 400 units to Midtown Village. The building features 10,000 square feet of available ground floor retail space.
2300 Market by Breakthrough

Breakthrough Properties, a collaboration between Tishman Speyer and Bellco Capital, is now leasing lab space in their new project at 2300 Market. The project features 225,000 square feet of life science research and development space, with layout flexibility for tenants. This project has the potential to bridge life science activity from University City to Center City and is expected to be completed this year.
Chubb HQ

Parkway Corporation is developing Chubb’s new headquarters at 2000 Arch Street. The project is expected to open early 2026, but we are following along the progress of the building through Parkway’s monthly video updates! With this new building, Chubb will add 1,250 new jobs to their workforce of 1,900.
Philadelphia Ballet Center for Dance

Philadelphia Ballet is extending their facilities to include a full renovation of the current studio while adding three new studios. The new Center for Dance will include a training center, cyber school room, and Dance Innovation Lab for community events and performances. In May, the Philadelphia Ballet broke ground on this project to celebrate the official start of construction.
210S12
📍 210 S. 12th Street

Midwood is nearing completion of their 32-story tower in Midtown Village at 210 S. 12th Street. Expected to be fully completed this summer, Midwood has begun leasing and is officially open for move ins. The building has 378 units with amenities including a pool, rooftop deck, and fitness center with a sauna.
One Thousand One
📍 1001 S. Broad Street.

Post Brothers and Tower Investments are developing One Thousand One at Broad Street and Washington Avenue. This project spans an entire city block and will include 14 stories, 1,111 residential units, and over 65,000 square feet of retail. Giant supermarket has leased 40,000 square feet of ground floor retail. The project is expected to be completed this year and units are already available for move in.
Harper Square
📍 113-119 S. 19th Street
Demolition has begun at 19th and Sansom streets for Pearl Properties’ residential tower Harper Square. Three buildings between 113–119 S. 19th Street and one at 1832 Sansom Street are proposed for demolition. The project is expected to have 183 units and 30,180 square feet of commercial space transforming that block of 19th Street.
