On November 7, CPDC members enjoyed a behind-the-scenes tour of One Thousand One, Post Brothers' project at the intersection of Broad Street and Washington Avenue. The project brings to life a large lot that sat vacant for decades, even as the Avenue of the Arts filled in just to the north. More recently, Lincoln Square was developed on the lot directly across Broad Street, bringing more than 300 apartments and a slew of new retailers to the corner. One Thousand One will take this key intersection to the next level as it progresses over the next several years.
The current phase involves more than 600 apartments above a large podium containing several retail spaces, including a Giant Supermarket set to open before the end of the year. The project takes advantage of the lot's large size to provide amenities including an expansive pool deck with multiple seating areas and soaking options, an outdoor but fully enclosed children’s adventure garden, and large fitness and coworking spaces. While the majority of units are one-bedrooms, the project includes everything from studios to 3-bedroom units suitable for families.
At full build-out of all three phases of the project, One Thousand One will include more than 1,400 units, making it Post Brothers' largest ground-up project in Philadelphia to date, and one of the city's largest residential complexes of any kind. It will serve to anchor the rapidly growing Washington Avenue corridor, which is experiencing a building boom west of Broad Street that will make the street more residential and more neighborhood-serving. Increasing housing supply along Washington Avenue and Broad Street creates more housing options for those employed in Center City. The increased density on these arterial streets should help to sustain existing businesses and grow the market for new ones.
